Tenants

Property Helpline recognises that at some stage in everybody’s life a person needs a bit of support and Property Helpline is looking to help those that are trying to improve their lives, by working with charities, outreach and community programmes to support those that are trying to improve their lives. 

Our tenants are genrally refered to us from these charities, outreach and community programmes and rent is paid directly to us from the council. All of our tenants are vetted to ensure they meet our strict criteria and are suitable to let accommodation from Property Helpline.

If you’d like to move into the property you have viewed, here’s what you need to do. The quicker you can sort these things out, the sooner you can move in:

Step1 Day of Viewing  

·      Complete the tenant application form

·      Pay £50 reservation fee to keep the room for you (You will loose this reservation fee if you do not meet the timescales below) and the apartment will be placed back on the market.

Step2

Within 3 days of viewing (You will need to have completed all of the above before start Step2) ·     

  • Provide 2 forms of ID – preferably a photocopy of your passport or driving license, and copies of your 3 last months bank staments showing proof of income / benifits ·     
  • Provide proof of benefits ie a copy of your signing in book ·     
  • Provide a copy and proof of your National Insurance number ·     
  • Confirm if you will be applying for a budgeting loan for your deposit (we will provide you with a letter) ·     
  • Complete our refrencing form

Step3

Within  5 days of viewing (You will need to have completed all of the above before start Step3)·      

  • Provide proof of deposit (4 weeks rent) or proof of having applied for Budgetting Loan from Job Centre, to pay your first month’s deposit. ·     
  • Apply for a new Housing Benefit claim (or change of address for existing claims) ·     
  • Complete our data release form to allow us to talk to the council on your behalf with regards to the tennacy ·      Complete forms to request direct pay to us and start to gather the required evidence ·     
  • Send us proof that you have applied for all these things.   ·     
  • Confirm details of Guarantor    

Step4

Within 7 days of viewing (You will need to have completed all of the above before start Step4)  

  • Provide proof to ensure direct payment to landlord 

Step5 

Within 14 days of viewing (You will need to have completed all of the above before start Step5)  

  • Confirm when first months rent in advance / deposit will be paid. ·     
  • Confirm from the council rent will be paid at correct amount.  

Step6 

Within 21 days of viewing (You will need to have completed all of the above before start Step6) 

·      Move into the property (in order to do so you will need to have)

  • Paid your deposit
  • Have a guarantor sign for your tenancy
  • Had the council confirm your housing benifit and what you will pay.
  • Have completed and agreed a property inspection and inventory
  • Council confirm they will pay direct to the landlord or have a rent account in place.
  • Have the tenancy agrement, House rules, Security of premises
